The ideal candidate will be responsible for all operational and financial aspects of a condo high-rise property as the senior manager and supervise all relevant personnel.
Location: Miami Beach
Hours: Standard hours -Mon to Fri
Salary: $100,000-$125,000
Benefits: s% of health paid, vacation, holidays and other incentives
The Property Manager oversees a team of staff including: Building Engineer and maintenance personnel, front desk staff, Assistant Mgr. and a Bookkeeper; in addition to outsourced janitorial and other misc. vendors. This role is the liaison between the condominium Board, residents and administration, managing the day- to-day building operations. The ability to communicate proficiently in English is highly needed for this role.
Responsibilities include:
• Manages property daily operational needs, staff, security, routine up- keep, repairs, maintenance requests, vendors, compliance with local building regulations for a 250 unit condominium
• Budgeting and accounting; oversee Bookkeeper; Monitors monthly financial statements, delinquencies; and coordinates with the Association’s accountants or auditors
• Drafts annual operating budgets, reserves and provides other analysis and reports
• Monitoring specials assessment, capital improvements and required initiatives such as 50 year renewal in accordance with reserves and budget
• Assists with board meetings, agendas and management reports
• Vendor management, contract negotiations, bids and other quotes
• Acts as a primary contact for escalated issues including responding to home owners and providing board with various communication, reports and assistance
• Maintains Association records, such as contracts, insurance policies, and resident files, in compliance with state laws.
• Ensures the association complies with local, state, and federal laws (e.g., Florida Condominium Act)
• Enforces the community's Declarations, Bylaws, and Rules & Regulations
Qualifications
• 5 years of property experience, with 3 as a Manager
• Any license, such as a Community Association Manager (LCAM) or Certified Property Manager (CPM) highly preferred
• Proficient English oral and written skills
